Please read below carefully the terms and conditions for our property management guarantees.
1: Guaranteed Rental Income – We Pay Your Rent
CONDITIONS:
- For the owner to be eligible for the Guaranteed Rental Income offer, the tenant must be at least 14 days in arrears.
- The owner must follow our agency’s advice and instructions at all times for this guarantee to remain valid.
- The owner must hold a current landlord insurance policy through Terri Scheer or EBM Landlord Insurance, to allow any losses to be recovered where applicable.
- This guarantee becomes void if the owner does not follow our advice or enters into any payment arrangement agreement with the tenant during the 14-day notice period or prior to the tribunal hearing date.
- If the owner provides notice to terminate the management agreement, this guarantee immediately becomes void. Any funds already paid under this guarantee may be required to be refunded to the agency.
2: Get the first repair free!!
CONDITIONS:
- The repair will only be paid by The Property Management Experts if the repair is under $300
- The repair must be conducted by one of our licensed and qualified tradesmen.
- The repair must initially be reported by the tenants living in the property and can not be an existing repair from our agency managing the property.
- If the repair is an emergency repair this guarantee is void.
- You only receive this offer once.
3: Two Months Free Management Fees
Eligible first-time clients will receive two months of free management fees.
The two-month free period will commence from the earliest of the following dates:
CONDITIONS:
- the date the property listing is published online;
- the date the management agreement is issued to the owner for signing; or
- the date the management agreement is signed.
If the owner provides notice to terminate management during the two-month free period, the fee period will commence immediately from that date. The owner must still serve the full 60-day notice period before the management file can be released or collected.
4: 60-Day Notice Period
Owners are required to provide our agency with 60 days’ written notice to terminate the management agreement.
CONDITIONS:
- The full 60-day notice period must be served in full; it cannot be paid out, shortened, or waived by the owner or another agency.
- The owner must provide notice directly to our agency.
- Notice provided by another agency on behalf of the owner will not be accepted as valid notice.
5: 60-Minute Enquiry Turnaround Guarantee
CONDITIONS:
- Our 60-minute enquiry turnaround guarantee applies to phone calls only.
- This guarantee does not apply to emails, written correspondence, text messages, maintenance requests, or matters requiring investigation or third-party responses.
- This guarantee applies during business hours only, being Monday to Friday between 9:00am and 4:00pm, excluding weekends and public holidays.
- The return call may be made by reception, administration, or a property manager to acknowledge that the enquiry has been received.
- This guarantee does not mean the matter will be resolved within 60 minutes. It means the phone call will be acknowledged or returned within that timeframe.
6: We will lease your property within 10 days and if we don’t you won’t have to pay our letting fee!
CONDITIONS:
- You must take our advice at all times about promotion, price and presentation. The lowest recommended price that we give to you you need to accept and advertise your property at.
- If you decline our recommendations the 10-day guarantee will be void and then you can price the property at your own discretion.
- If we share an application with you that our agency recommends and you decline the application the 10 day guarantee is immediately void.
- The 10 days are 10 business days and our office needs to be operating on those dates.
- Your property must only be listed exclusively with our agency.
- The 10 days begins when your property is vacant and available to show Monday to Saturday.
- Once a holding deposit is collected from the approved tenants the 10 business day’s will stop.
7: Refer a friend
No conditions, if you’re a current client of ours and refer a friend to us, you and your friend will receive 2 months free.
